To connect your commercial unit to Etisalat or Du, select and contact your preferred telecom provider. You must provide a copy of your Ejari certificate and other documentation as required by the provider.
To set up DEWA (Dubai Electricity and Water Authority) services for your commercial unit, you must register through the DEWA website or mobile app. You will need to provide the Ejari certificate, your trade license, and proof of business registration for activation.

Additionally, tenants operating food and beverage concepts must have maintenance contracts with certified vendors for kitchen equipment, grease traps, ventilation systems, and other relevant systems. These contracts ensure that all systems are regularly inspected and maintained to meet safety and operational standards. Proof of these contracts may be requested by the landlord.
Tenants cannot move in before the fit-out is fully completed and approved by the Retail Delivery Team and relevant authorities. This ensures the space is safe, secure, and ready for occupation.
Once the fit-out is complete and ready for occupancy; tenants must coordinate with the Retail Delivery Team and Commercial Leasing to schedule their move-in date.
Yes, prior approval from the landlord is required for any modifications, maintenance, or relocation of items within the premises. Tenants should contact their Key Account Executive for guidance on the work permit approval process and to ensure compliance with the required procedures.

Before you start any renovations or changes to your commercial space, you need to submit detailed plans to the Al Ghurair Properties – Retail Delivery Team for approval. These plans should show your design ideas, any changes to the building structure, and the materials you plan to use. Once your plans are approved by us, you'll need to get the necessary approvals from Dubai Municipality and Dubai Civil Defense.
Tenants are responsible for maintaining the interiors of their leased space, including:
• General upkeep: maintaining cleanliness, repairing damage, and replacing items caused by wear out (e.g., lighting, flooring, doors, etc.).
• HVAC systems: ensuring that air conditioning and ventilation systems are in working order and serviced regularly.
• Plumbing and electrical systems: repairing any minor faults within the tenant's premises (larger issues should be reported to property management).
• Fire safety equipment: ensuring that fire extinguishers and alarms are regularly serviced and functional.
The landlord handles the maintenance of the building's exterior, structural components, and common areas (e.g., elevators, lobbies, shared restrooms, etc.).
The required insurance includes but is not limited to, the following. Please refer to the lease agreement for full details:
• Public liability insurance: to cover accidents or injuries occurring on the premises.
• Property insurance: to cover damage to the leased property caused by fire, flood, or other risks.
• Contents insurance: to cover tenant-owned equipment and inventory.
• Business interruption insurance (optional but recommended) to protect against loss of business operations due to unforeseen events.
